Throughout our work together, I constantly listen for clues—preferences, constraints, hopes, goals—that will lead us to the outcome you really want, whether it’s finding the right home or selling a property as efficiently as possible. I ask a lot of questions to help me understand your expectations and anything that will influence your decisions.

Developing strong communications is my first priority. Then we can start talking about how your expectations map to the current market.

Reading the market
With today’s technology, accessing data is easy. Translating that data into value requires daily exposure to what’s really happening in the market. Through years of experience and daily contact with clients, agents, homes, and transactions of all kinds, I have more data to work with, and I know how to use it to your advantage.

Every month, I see at least 100 San Francisco homes, and I am always working on a transaction. Because I am constantly in the market and writing or reviewing offers—and have been for many years—I can put data in context and help you “read” the market to evaluate pricing, strategy, and terms.

Closing time
At the end of the day, whether you’re buying or selling, the value of your agent is measured by the offer you close. This is when your agent really needs to come through for you, accurately reading the market to develop a successful strategy and then skillfully negotiating on your behalf.

Negotiation is truly an art, an understanding of people and motivations, how to articulate things, when to push, and when to hold back. It is the essential skill you want in your real estate agent.

Joy draws from her professional experience in marketing and advertising to help clients position homes competitively for sale, from strategically pricing, staging, and preparing effective marketing plans to identifying qualified buyers and successfully negotiating contracts.
